		<description>I think the main point that Mr. Graff is leaving out is that people selling aren&#039;t only trading up their houses.

There are quite a few poeple getting &quot;margin calls&quot; on their house b/c it&#039;s too expensive, moving for work, getting divorced, retiring and moving to a warmer climate, etc.  Many of these people will be more inclined to get rid of their house by dropping the price instead of just waiting out the housing downturn.

I&#039;d be curious to see if there was any study done for how many sellers fall into each category.</description>
