There are quite a few poeple getting "margin calls" on their house b/c it's too expensive, moving for work, getting divorced, retiring and moving to a warmer climate, etc. Many of these people will be more inclined to get rid of their house by dropping the price instead of just waiting out the housing downturn. I'd be curious to see if there was any study done for how many sellers fall into each category.
